Change Takes Time

hi

I stumbled across this quote this morning while I was drinking my coffee, checking my facebook, and listening to “Ave Maria” by Maria Callas. As I read it, it struck me how true this actually is.

Here is the quote: Read the rest of this entry »

Real Estate Magic

hi

Where has it gone? With all of the Gloom and Doom in the media about the economy and the housing market it seems like Buying a house is no longer the exciting adventure it was just months ago in this SAME COUNTRY. It’s almost as if buying a house is a chore. Like it’s every-one’s responsibility to “Go Buy a House” so that we can get ourselves out of this mess. With more pushy sales people than ever yammering in your ear about “how much money you could make if you bought this one”, it’s almost impossible for a home buyer to just go out there and find their Dream Home. Where’s the Magic in that? Maybe it’s time that we Bring Back the Magic so to speak. Read the rest of this entry »

Atlanta’s Low Cost MLS Listing Service (FMLS)

hi

What IF? Realty is actually the “alter-ego” of Diamond Dwellings Realty.  Diamond Dwellings is a full-service “traditional” Atlanta real estate brokerage.  We started What IF? Realty because there is clearly a growing market for the do-it-yourself, flat fee listing services in Atlanta.  This type of business currently represents a very small percentage of the annual real estate sales in Atlanta, but Atlanta is a big market.  So, there are thousands of flat fee listings & sales each year.

Most full service brokers will tell you that this type of approach won’t work (and it just might not - but hang with me here).  We believe that there are plenty of circumstances where a low-cost, flat fee approach makes the most sense.  And, so, What IF? Realty is our answer.

Here’s some reasons to use a flat fee MLS service:

5 Ideas for Hosting a Rockin’ Open House!

hi

So I’m literally hosting an open house as I’m writing this post and it dawned on me that most FSBO owners have no idea how to manage an open house for themselves. It doesn’t matter if you’re selling your house by owner, if you have it listed with a full service brokerage, or if you have listed with a flat fee service such as WhatIf?Realty, holding open houses can be essential to finding the buyer for your house. So I thought I would compile a list of simple things you can do to make your open house ROCK!

1. Bake some cookies. Not only is this a nice gesture and it gives them something to munch on, but it also gives the house a nice “homey” smell to it. Also try brewing coffee for added affect. Read the rest of this entry »

Is Selling Your Hamilton Mill FSBO a Battle Already Lost?

hi

Everyone wants to save money, and in today’s difficult real estate market, paying commissions in the face of lost equity is a tough pill to swallow. The less equity you have, the worse the issue. What to do?

Many people try to sell their home as a for sale by owner (FSBO). You’ll see “agents protected” or “will pay 3 percent” written in black marker on their red FSBO sign. Ultimately, nine out of ten will reluctantly turn to a real estate agent to sell the house when their efforts fall short. They’ll pay a 6 percent commission and they’ll give up the very equity they were trying to protect, and the only reason they had to go down this road is because their property lacked exposure to the world. How sad.

By utilizing What If Realty, a flat-fee listing service, the homeowner is empowered to do what they wanted to do all along — sell it on their own and save money. A realtor will help with pricing the house, list the house in the MLS, create the flyer, and position it in all the places people look when buying a home. Their home will finally be discovered and their buyer will come to them.

But, you need a realty company to get you the exposure you need. Enter What If Realty. For $999, you get your house listed, contracts, selling tips, and everything you need to get it sold on your terms.

If you’re not afraid to sell it on your own, then don’t waste your time selling it as a FSBO. Think of the $999 as the cost to be found. Besides, you can get your $999 back three different ways.

Does this appeal to you? Contact me at 678.279.4703 or Tom@DiamondDwellings.com to learn more.

It’s time to stop fighting the losing battle as a FSBO.

Save money. Get found. What If Realty will help you win.
